     - Internet exposure:  Showcase and feature your property with with priority placement and with up to 30 photo slide-show/ special features/ virtual tour on R&R TEAM web site, Homesdatabase.com, WashingtonPost.com, REMAX.com, Realtor.com and 20+ other major real estate web sites on the Internet, plus weekly ads on Craigslist.com with 5 photos and a virtual tour

     - Marketing brochures/ sign post flyers:  Provide at property (re-supply as needed)

     - Open Houses:  Complete all steps of R&R Team Open House checklist; hold first R&R-hosted Open House during first 2 weeks active/ hold a minimum of one per month thereafter; will support an unlimited number of Seller self-hosted Sunday Open Houses; advertise Open Houses in MRIS, all web sites and WashintonPost.com

     - Networking with agents:  Weekly email sent to 1300+ buyer agent realtors that advertises all listings/Open Houses

     - Timely follow-up and feedback reports:  Create and monitor competition via an MLS watch list; provide timely follow-up on each and every showing; email Seller recurring marketing feedback reports

NEGOTIATING THE BEST CONTRACT:  Work smart and hard to get you the BEST fair market price; BEST terms & conditions; BEST net sheet 

EXECUTING THE CONTRACT:  Minimize appraisal issues (meet appraiser/ provide updated analyses); provide seller with settlement checklist and track execution of all milestones with continuous follow-through to closing & beyond.
