Sellers pay listing fees as low as 4%!!!

 

We offer the following LISTING OPTIONS to SELLERS: 

 
  
Normal Listing Pack All sellers using The R&R Team to list their property for sale will be given a DISCOUNTED LISTING FEE (fee not paid until closing) as low as only 4.0% of contract sales price. DISCOUNTED based on the prevailing fair market listing rate for the
  • This normal listing option for The R&R Team ensures all sellers get a DISCOUNTED LISTING FEE while still receiving FULL-SERVICE support for marketing and sale of the listed property
  • The R&R Team pre-listing efforts will include providing seller with a formal pricing analyses using R&R Team proprietary pricing model, adjusting the Team written marketing plan, as needed, and providing recommendations on properly preparing and staging the property the property for the market
  • The assigned listing agent will be full-time licensed agent who will be assisted by a second full-time agent in listing and marketing the property
  • Agents will provide the seller with pre-listing advice and assistance, including vendor coordination, to optimally prepare the property for the market
  • Marketing will include extensive exposure of the property as a showcased property on the top 20+ real estate web sites on the Internet (see R&R Team written marketing plan)
  • The R&R Team will host recurring Open Houses while listing is active (a primary marketing tool)
  • Agents will complete 100% timely follow-up on all viewings and will provide seller with recurring formal written feedback reports on all viewings
  • Agents will use extensive training and experience in representing the best interests of seller in negotiating a contract so as to provide best net sheet
  • Team will monitor execution of all contract milestones using the Team seller settlement checklist to ensure the contract is fully and smoothly completed, including providing an updated pricing analyses for the mortgage appraiser so as to minimize any possible appraisal issues
  • The R&R Team will assist the seller with all settlement efforts and attend the closing to ensure all settlement actions are fully and smoothly completed
Bundled Pack All sellers who are also using The R&R Team to represent them as buyers are bundled clients who will pay a DISCOUNTED LISTING FEE as low as only 4.0% and will also be given even more generous monetary CASH-BACK assistance than normal
  • An R&R Team client who is both the seller of an existing home and then the buyer of a next home and who uses R&R Team agents for both transactions, respectively, is considered a bundled client
  • All bundled clients, as sellers, will be given a  DISCOUNTED LISTING FEE as low as only 4.0%  and, as buyers, will also be given even more generous monetary CASH-BACK assistance than normal
  • The FULL-SERVICE selling actions noted above for Normal Listing Pack apply and the FULL-SERVICE buying actions outlined below for the normal Buyer Cash-Back Pack apply 
  • The client gets an experienced, professional agent focused on ensuring smooth, stress-free processes for both transactions
Short Sale Pack Lender pays the fair market rate listing commission and Seller hires a PROFESSIONAL NEGOTIATOR (While the Lender is requested to pay the fees for use of a PROFESSIONAL NEGOTIATOR, the Lender may say no and, in some cases, the Seller may have to pay thes
  • R&R Team lists and sells the real property by providing the FULL-SERVICE listing actions outlined above for Normal Listing Pack
  • Seller hires a PROFESSIONAL NEGOTIATOR who serves as the sole interface with the lender(s) for terms and conditions of the short sale
  • While listing commission fees are paid by the lender as part of negotiated short sale, the lender is also asked to pay the negotiator fees as part of negotiated short sale (may or may not agree). If the lender does not agree to pay for the negotiator fees, the Seller is responsible for payment of the latter fees 
Listing Referral Pack The R&R Team selects a listing agent for properties outside the Northern Virginia area who agrees to charge a discounted listing commission. If this referral agent is accepted by the listing client, the listing agent also pays a negotiated referral com
  • This option provides monetary assistance to a seller that is not normally expected or anticipated by a seller when working with real estate agents.
  • The R&R Team will assist any property owner who is selling a property anywhere outside of The R&R Team market area by helping the seller hire a superbly well qualified listing agent who will charge the listing client a DISCOUNTED LISTING fee 
  • The R&R Team will screen/interview/select a referral agent to list the property for a DISCOUNTED LISTING fee and for this agent to also pay The R&R Team a negotiated listing referral fee to be paid at closing. This negotiated listing fee is a nominal amount (usually $500)
  • The R&R Team will continue to monitor the referral transaction throughout the listing process to ensure customer satisfaction with support by the receiving listing agent
Rentals Rental Listing Fee: First Full Month of Rent
  • The R&R Team also lists rentals -- we provide our same level of outstanding marketing and support services for rental listings as we do for resale listings, except we do not host Open Houses for rentals.

Buyer Cash-Back Pack
  • This option provides generous monetary CASH-BACK assistance to a buyer that is not normally expected or anticipated by a buyer when working with a real estate agent. All buyers purchasing a property using The R&R Team as the buyer agent will get CASH-BACK at closing for either a resale or new-built home in Northern Virginia
  • The buyer working with The R&R Team will receive FULL-SERVICE support from a well trained, experienced full-time Realtor who will represent the best interests of the buyer in selecting and purchasing a desired home at the best fair market value
  • The R&R Team will provide hands-on assistance throughout all phases of the homebuying process to ensure a smooth, stress-free experience from start to closing and beyond (see R&R Team buyer settlement checklist for detailed contract milestone execution actions)
Bundled Pack
  • An R&R Team client who is both the seller of an existing home and the buyer of a next home and who uses R&R Team agents for both transactions, respectively, is considered a bundled client
  • All bundled clients, as sellers, will be given a DISCOUNTED LISTING FEE as low as only 4.0% and, as buyers, will also be given more generous CASH-BACK assistance than normal
  • The FULL-SERVICE buying actions outlined above for the normal Buyer Cash-Back Pack apply and the FULL-SERVICE selling actions noted above for Normal Listing Pack apply
  • The client is assigned an experienced, full-time, professional agent focused on providing a smooth, stress-free process for both transactions
Buyer Referral Pack
  • This option provides generous monetary CASH-BACK assistance to a buyer that is not normally expected or anticipated by a buyer when working with a real estate agent
  • The R&R Team will assist any buyer purchasing property anywhere outside of The R&R Team market area by arranging for a referral agent to assist the buyer
  • The R&R Team will screen/interview/select a referral real estate agent to assist a buyer to purchase a property anywhere outside the Northern Virginia market area for a negotiated referral commission fee that is paid by the receiving agent of the referral. In turn, at closing, The R&R Team will arrange through the receiving agent to provide a portion of this referral fee as CASH-BACK assistance to the benefit of the buyer client at closing and the remainder of the referral fee goes to The R&R Team
  • The R&R Team will continue to monitor the referral transaction throughout the buying process to ensure buyer customer satisfaction with support by the receiving buyer agent
Rentals
  • We assist tenants in finding rentals also -- however, we provide this service based on agent availability on a case-by-case basis
Notes
  1. ALL BUYERS GET GENEROUS MONETARY CASH-BACK ASSISTANCE WITH THE AMOUNT OF ASSISTANCE DEPENDING ON THE COMMISSION PAID BY THE SELLER AND THE TERMS AND CONDITIONS OF THE PARTICULAR TRANSACTION. THIS MONETARY ASSISTANCE IS GENERALLY PROVIDED AT CLOSING.
